How does purchasing a property from your site work?

The process is generally pretty simple. Browse our listings, and if you just can’t sleep without making it yours, click the big fancy button to secure the property with a hold fee. We will then send everything off to our title company to get the ball rolling and within 2-3 weeks it can close and be all yours!

Are you a real estate agent?

We are not real estate agents, even though I did stay at a Holiday Inn Express…OK not really, but I always loved that commercial! We are property investors who are good at finding great pieces of land at a great price and then passing the savings on to you so you can own your own dream plot o’ land.

Can you help me look for a specific kind of property?

If you don’t see what you are looking for in our current inventory, give us a jingle and we can keep our eyes open for the state/county you might be longing for. (Yeah, I just ended a sentence with a preposition, and my mom will surely take out her dreaded red pen to this FAQ page so please don’t tell her…)

Are their any hidden fees when buying land from you?

We do charge extra to hide fees…just kidding! Really the only fees will be the hold fee, a reasonable doc prep fee and then of course the purchase price of the parcel. Keep in mind the lot you purchase may also come with HOA/POA fees and you will, of course, be responsible for property taxes going forward, but you are big kids and probably already have owned land before so no need for me to bore you with extra details…  

Why are your properties so cheap?

We enjoy finding lovely properties at a great price. Whether the previous owner inherited the property from their parents or have no interest in building on it or moving across country to enjoy it, sometimes folks just are not interested in land. So we can buy at a great price, but also get you a good deal. All the while we make a couple of bucks in the process, so everyone is happy!  

How do I know if this is a safe way to purchase property?

We work hard to locate the best properties and make them available for reasonable prices, And we work with reputable title companies to manage the transaction and to provide title insurance for each sale. Also, we use Authorize.net and Heartland Payment systems to ensure a secure SSL buying experience, completely managed by their top-rated secure gateways.

By completing this transaction, the buyer is agreeing to purchase real estate. The action is tantamount to signing a real estate purchase agreement.

Down payments and earnest money are non-refundable.

Property taxes are the buyer’s responsibility; some properties may have 1 or more years’ worth of back taxes at the time of sale.

Parties agree to settle any and all disputes in binding arbitration.

The seller makes no warranty or guarantee about any aspects of the property. Due diligence is the buyer’s responsibility.

Should a buyer change their mind about a purchase, we will do our best to work with you to find another similar listing within our inventory. We want you to be happy with your purchase!
